Quote requests through the form, 24/7

Terms That Apply When We Arrange a Reservation for You

These terms cover two things: your use of this website, and the planning work our Austin travel agency does when you ask us to arrange a riverside stay in the Texas Hill Country. They take effect on 30 October 2026. Please read them before you accept a quote.

Sending a request or reading these pages costs nothing and commits you to nothing. The terms begin to matter once you say yes to a written quote and we ask a lodge, inn or cabin resort to hold nights for you.

The Austin company named in this agreement

This website and the planning service are run by Penobscot River Cabins LLC, a limited liability company formed under Texas law. Its office is at 2630 Exposition Blvd, Suite 105, Austin, Texas 78703, and visits are by arrangement. In these terms, "we" and "the office" mean that company, and "you" means the person who uses the site or asks us for a quote.

What Our Planning Work Covers

We are an independent travel agency. We help you pick a riverside stay from our catalog, ask the lodging business whether your nights are open, and send you one written quote. When you accept that quote in writing, we ask the lodge to hold the nights in your name, and the lodge sends you its own confirmation.

Each lodging business in our catalog runs its own units and its own front desk. It registers you on arrival, collects the payment, and applies its own house terms. The lodge pays our office a commission after your stay; you pay us nothing for the planning.

  • Choosing a stay with you and checking open nights with the lodge
  • Writing one quote with the nights, the from figure and the lodge's cancellation terms
  • Asking the lodge to hold the nights once you say yes
  • Passing your later changes or cancellation on to the lodge

How Quotes and From Figures Work

Figures on this site are written as a starting amount, for example from $195 per person for two sharing a room, or from $390 for two. We build each one from the lodge's published nightly rate times the nights, plus any charge the lodge makes mandatory, then round up. They were read on 30 October 2026, from each lodge's own published rate except the Wimberley cottage, whose nightly figure is our working estimate; the pricing page marks that figure and the estimated charges at two Frio cabin resorts.

A figure on a page is a starting point and is settled only in the written quote for your real dates. For a few stays the lodge does not publish its cleaning or resort charge, so we count an estimate and say so; the written quote replaces that estimate with the lodge's stated amount. Texas state hotel tax of 6% and any local hotel tax are added by the lodge and shown separately in the quote.

Money goes from you to the lodge, never through us

Every payment for your nights goes straight to the lodging business, on its own schedule and by the methods it accepts. All payment for the stay belongs with the lodge, and the planning comes to you at no charge from the office. If a lodge asks for part of the amount ahead of arrival, that request comes from the lodge and follows its own terms.

Driving to the lodge, meals, groceries, and any tubes, boats or park entry you buy locally are outside the quoted figure and are paid to whoever provides them. Shipping has no part in this service: nothing is mailed or shipped to you, the written quote arrives by email, and the lodge sends its own confirmation the same way.

Lodge House Rules During Your Stay

Once the nights are held, your stay is an arrangement between you and the lodging business. Its house rules, check-in times, guest limits, pet rules and extra guest charges apply, and the written quote repeats the ones that matter for your dates. Anything that happens at the lodge is handled by the lodge under its own terms.

Moving dates, refunds and lodge cancellation clauses

A change or cancellation follows the lodge's own terms, which we quote to you in writing before you accept. Tell us by phone or email and we pass it on to the lodge the same phone day we hear from you, or on the next phone day if your message arrives after hours.

Any refund comes from the lodge, under its terms and on its timing. Our cancellation page walks through the steps in more detail.

Weather, Rain and River Levels

Hill Country rivers rise and fall with rain. Some are fed by large springs and hold most of their water through summer; others run best in spring or after fall rain and can drop very low in a dry August. Fall 2026 has been dry on several of them.

Our written quote describes the river as it stands that week, from public gauge readings. Water levels and conditions for swimming, floating or paddling depend on rain, so treat them as a report for that week. If weather or low water makes you want to move your nights, the lodge decides whether that is possible, and we ask it for you.

Limits on our part in a river stay

We answer for our own work: planning carefully, reporting what the lodge tells us, and passing your messages on accurately and on time. The lodge answers for the room or cabin, the grounds, its staff and everything it provides during your stay.

To the extent Texas law allows, our liability for any claim about our planning service is limited to the direct loss caused by our own error. We name each lodging business only in your written quote, so the name you see there is the business you deal with for the stay itself.

Trip Search Tools From Outside Suppliers

We may later add a tool from an outside supplier to help visitors search for trips. If we do, that supplier's own terms and privacy notice govern anything you do inside the tool, and these terms continue to cover the rest of this website and our planning service.

Fair use of the request form and pages

You may read the site, send requests and share links to its pages for personal use. Please send only true details in the request form, about yourself and the people traveling with you, and use the site in ways that leave it working for other visitors.

  • Send requests for stays you are genuinely considering
  • Leave the site's code, forms and content as they are
  • Ask us before copying text from these pages for other uses

Updates, Texas Law and Travis County Venue

When these terms change, the new wording goes up on this page with the date it takes effect. The version in force on the day you accept a written quote applies to that reservation.

These terms are governed by the laws of the State of Texas. Any dispute about them or about our planning service is heard in the courts of Travis County, Texas.
